Copperas Cove is the west side of the Fort Hood story, and the most affordable town I work. If your budget is the constraint, start here.

The overview
First, a geography note most sites get wrong: Copperas Cove is not in Bell County. It sits in southern Coryell County, with small portions extending into Lampasas and Bell. It's part of the Fort Hood area, not the I-35 corridor.
It's a real city — about 40,000 people as of mid-2025, up from 36,670 at the 2020 census — and it exists at its current scale because of the post. The town was a scattered ranching community called Five Hills before Camp Hood arrived in 1942.
Copperas Cove has its own gate. The Copperas Cove South Gate runs weekdays, and there's a north gate that has been closed. Confirm current gate hours before you plan a commute around them — they change.

Distance to Fort Hood
The city adjoins the installation and has its own named gate, so this is one of the shortest commutes available — often 10-20 minutes depending on where you land and which gate is open. Check gate hours before you buy on that basis; the Copperas Cove South Gate operates on limited weekday hours and the north gate has been closed.

Compare that to the rest of the area and the case makes itself. It's the lowest typical value of anywhere I work, it held value better over the past year than Temple, Belton, Salado, Nolanville or Troy, and it moves faster than all of them. For a VA buyer with a fixed comfortable payment, that combination is hard to beat.
What you're trading is distance from the I-35 corridor. If a spouse works in Temple's medical district, this is a real commute — about 28 miles east just to reach I-35 at Belton. Copperas Cove works best when the household's center of gravity is the post, not the interstate.

Schools, and what a 47% military district means
Copperas Cove ISD serves roughly 7,700 students across eleven campuses, and about 47% of them are military-connected. That is the highest share of any district I work in, and it changes the experience in ways that matter to a family arriving on orders.
A district where nearly half the students have a parent in uniform is built for mid-year arrivals, deployments, and departures. Registration, records transfers, counseling around a deployment — none of it is unusual there. If you've PCS'd into a district where your kid was the only new one in March, you'll feel the difference.
Not every part of the city is in Copperas Cove ISD, so confirm the attendance zone for a specific address rather than assuming. I check it before we tour.

What the town is actually like
The housing stock tells the history. Copperas Cove went from 356 people in 1940 to over 29,000 by 2000, so most of what you'll tour is post-1950, with a heavy late-twentieth-century layer and newer building on the edges. Character homes are rare here; value and space are not.
The employment base outside the post is the city, the school district, H-E-B, InteLogix and Walmart. It's a working town, not a commuter suburb pretending otherwise.
Rabbit Fest, which the chamber has run since 1981, draws more than 25,000 people to the city park every May. Ogletree Gap Preserve on Old Post Office Road holds the original stage stop and post office. Small things, but they're the reason people who stay here after ETS say it feels like a town rather than a housing pool.
Selling a home in Copperas Cove
You're in the best position of any seller I work with right now. Values essentially flat year over year and about 32 days to go under contract — that's the strongest combination in the area. Don't waste it by overpricing on the assumption that flat means rising.
Your buyer is very often a VA buyer with a specific payment ceiling, which means the appraisal and the condition standards matter. Peeling paint, a bad roof, or exposed subfloor can hold up a VA appraisal in ways they wouldn't on a conventional loan. I'll walk the house and tell you what to fix before it costs you a contract.
