Buying or selling in Nolanville, Texas
Nolanville is the town most of my clients drive through without stopping, right up until they look at what their money buys here. Here's the honest version.

The overview
Nolanville sits on I-14 between Harker Heights and Belton, which is the whole story in one sentence: you get a short commute in both directions without paying Harker Heights prices or Belton's downtown premium.
It is also growing faster than anywhere else its size in the county. The population went from 5,917 at the 2020 census to an estimated 7,983 by mid-2025. Most of that arrived as new subdivisions, so a lot of the housing stock here is newer than what you'll find in Belton or older Killeen.
The town sits between Belton Lake and Stillhouse Hollow Lake, with Nolan Creek running through it. The city has been putting money into that — a pedestrian bridge over the creek opened in early 2025, extending the trail system.

Nolanville is unusual in Bell County: a genuinely small town where much of the housing is recent. Elsewhere you're generally choosing between an older home in an established town or a new build on a city's edge. Here you can get both at once, and that's what brings most of my buyers.
The trade-off is what you'd expect from a town of eight thousand. Two elementary schools, and Nolanville students go on to Killeen ISD campuses from there. Groceries and errands mean a short drive to Harker Heights or Belton. If you want to walk to a coffee shop, this isn't the town — Belton is.
What's changed recently is that the town is investing in itself rather than just absorbing subdivisions. The creek trail and the pedestrian bridge, a fire department building, small businesses opening on Avenue G. That matters for resale in a way that's hard to quantify but easy to feel when you drive it.

What the numbers say right now
The typical Nolanville home value is about $309,000, down 1.7% over the past year (Zillow Home Value Index, as of July 31, 2026). Homes that sold in the three months through June 2026 went at a median of roughly $311,000, and took a median of 68 days on market — a month faster than the same period a year earlier (Redfin).
Read that carefully, because it's an unusual combination: values drifting down slightly while homes sell faster than they did. That tells me sellers here have adjusted to the market rather than fighting it. It's a reasonable place to buy and a workable place to sell, which is not true everywhere in the county right now.
One caution on Nolanville specifically: it's a small market, so a handful of sales in either direction moves the averages a lot. I don't price a house here off a town-wide number. I price it off the closest comparable sales I can find, and if there aren't enough of them I'll tell you that instead of pretending otherwise.

Your competition is mostly newer subdivision homes that look a lot like yours, plus whatever is listed in Harker Heights a few minutes west at a higher price. That second group is quietly helping you — buyers priced out of Harker Heights land here.
Because the market is small, the first two weeks matter more than usual. There isn't a deep pool of buyers cycling through every weekend; there's a narrower stream, and if your price is wrong when they come through, you may wait a month for the next batch.
