Shannon works the loan, not just the application. She has sat at my open houses doing pre-approvals on the spot for people who walked in on a Saturday with no plan, and she runs buydown programs that are worth asking about before you assume a rate is the rate. A second lender I can put a file in front of when it makes sense. Different shop, different product set — a loan that doesn't fit one lender sometimes fits another, and having two people I can call on a Friday afternoon is worth more to you than my loyalty to either one.
02 — Title company
A closing is mostly title work you never see. When it goes well you don't notice it happened. When it doesn't, you lose your closing date and nobody can tell you why.

The title company I use for closings. What I need from a title company is a clean, accurate search and someone who answers the phone when a lender or a cooperating agent has a question three days out. That's what I get here.

03 — Vendors I trust
Inspectors, photographers, contractors, insurance, home warranty. I’m putting this list together properly rather than posting names I haven’t worked with recently. If you need a recommendation in the meantime, call me and I’ll give you two or three.
