What I tell clients before they list

Before we list, we have one long conversation. It usually takes an hour and it covers things a lot of agents skip because they're uncomfortable.

Your price is a decision, not an opinion

I'll show you what comparable homes actually sold for, what's sitting, and why. If your number is above what the data supports, I'll say so and explain what happens next: fewer showings the first two weeks, then a price cut, then buyers asking why it's been on the market so long. You can still choose your number. You just won't be surprised by the result.

Condition shows up in the offer

Buyers price repairs emotionally, not accurately. A $400 fix can cost you $4,000 in negotiation. We walk the house together and I'll tell you what's worth doing and what isn't.

You'll hear from me even when there's nothing good to report

Silence from an agent isn't neutral — it's stressful. If we had three showings and no feedback, I'll tell you that. If a buyer's lender is dragging, you'll know that day.

What I need from you

  • A realistic move-out timeline, including the worst case
  • Honest disclosure of anything you know about the house
  • A decision-maker who can respond to offers within a few hours

None of this is complicated. It just has to be said out loud before we start.
